What usually goes wrong
Most roofs don't need to be replaced the first time something goes wrong. Common repairs include replacing shingles that blew off, resealing or replacing flashing around chimneys and walls, swapping cracked rubber boots around plumbing vents, and fixing a small area where a limb or debris did damage.
Look from the ground first: shingles in the yard, dark patches where shingles are missing, pieces of metal trim hanging loose, or a sagging spot in the roofline. Binoculars help. Don't climb up yourself, especially when the roof is wet or right after a storm.
When the roofer visits, ask what they found, ask to see photos, and get a written price before the work starts. If the roof is near the end of its life, a good roofer will tell you whether a repair is worth the money or just buys a little time.
